What we did

Award-winning Macaulay Walk is a £22 million 10-block mixed-use development in the heart of Clapham Old Town in London.

The phased, residentially-led project combines the conversion of six 19th century warehouses with the construction of contemporary new buildings, to create 97 residential units and 30,000 sq ft of commercial studio floor space. Our involvement concerned only the residential units of the development.

Whilst the planning application had been granted a few years before, a noise survey was required to check that nothing significant had changed in the intervening years. This noise survey involved:

  • Assessing noise break-in to the apartment units;
  • Carrying out environmental sound testing to establish the noise emission limits for mechanical plant services (such as air conditioning units);
  • Assessing the impact of external road noise.

By reviewing the results of our noise survey against the proposed design drawings, we were able to provide the appropriate design advice and recommend alterations to the design that would help ensure the development met all the necessary building regulations and standards.

Our advice particularly focused on the:

  • Materials and build-up of the internal party walls and floors;
  • Areas where our noise survey tests had identified inadequate sound insulation, such as the stairways.

We also conducted site inspection visits and pre-completion sound insulation testing for each of the 10-blocks throughout the construction stage.

Acoustic features of this project

Because the development incorporated both new build and refurbished housing, the buildings had to comply with the following standards:

  • Building Regulations Part E;
  • Code for Sustainable Homes;
  • Ecohomes.

And, the pre-completion sound insulation tests had to be:

  • Carried out according to the phased development plan, to avoid unnecessary costly delays;
  • Within the Local Authority site noise limits, to avoid audible disturbance to the nearest residential properties.

Completing the testing programme within the defined time period and limits meant that we had to be as flexible as possible, working in close collaboration with other site contractors and trades.

Adnitt Acoustics have also provided similar acoustic design and testing services to Galliford Try at Westfield House, a £92.7 million redevelopment of brownfield land in the heart of Earlsfield, London.

This joint venture between Galliford Try and Thames Valley Housing Association involves the construction of 190 new homes that need to meet the current Building Regulations and Code for Sustainable Homes standards.
