What we did

The Park Hyatt Mallorca is an award-winning 142-keys luxury resort built to evoke a Mallorquin hilltop village whilst encompassing state-of-the-art technologies and facilities. There are restaurants, lounge and poolside bars, function and meeting rooms, a spa and fitness centre, and facilities for conferences, meetings and events.

Managing the acoustics throughout the hotel development is vital in order to maintain the impression of a luxury facility which provides both relaxation and excitement. An appropriate sense of involvement in the public spaces is equally as important as privacy and comfort in the bedrooms.

There were also the high standards set by the client, Hyatt Hotels Corporation, and local Spanish regulatory requirements to be met.

Our part in helping this high-end hotel development achieve such performance standards involved:

  • Reviewing the current design and mechanical services against the hotel operators’ aspirations;
  • Highlighting any areas of concern and/or inconsistencies with design standards;
  • Recommending any necessary modifications based on our design review;
  • Advising on the design and specification of the bedroom and public area wall construction;
  • Researching and advising on appropriate, locally available acoustic products;
  • Preparing acoustic technical submissions for the Spanish planning process;
  • Working with the interior designer to control reverberation;
  • Working with and advising the local mechanical services engineer on air conditioning noise;
  • Conducting ongoing site inspection work of acoustically critical items to check that they were correctly implemented;
  • Conducting commissioning measurements that combine sound insulation, reverberation and mechanical services noise to demonstrate compliance with the Spanish technical codes and Hyatt’s acoustic performance standards.

Acoustic features of this project

To meet the Hyatt’s exacting standards set by The Hyatt International Technical Service (H.I.T.S) Minimum Acoustical Performance Matrix, as well as the new acoustic technical code of the local Balearic authority:

  • Cavity walls with predominantly hollow clay bricks were used for the bedroom and public walls, requiring locally available acoustic products to be researched;
  • Specific internal finishes to control reverberation in the restaurants were specified, in collaboration with the interior designer;
  • Sound insulation tests on an advance construction set of rooms were taken so that:
    • Any noise leakage issues could be resolved early on without causing any undue delay or additional costs to be incurred.
    • A ‘gold standard’ for the remaining construction was also set and confirmation given to the client that the required sound insulation is being achieved.

As the site is relatively remote and quiet, studying and measuring existing noise sources from vehicles, rail and/or aircraft traffic was not required.

DSA Architects International won the Best Hotel Architecture Spain award for Park Hyatt Mallorca at the International Property Awards - Europe 2016.
